Application Criteria and Requirements

Gross Business Receipts of 3x rent

Minimum Credit Score of 640

No history of Unlawful Detainers or rent related collections

A fully and properly filled out application

WHAT IS THE CRITERIA USED TO DETERMINE APPROVAL?

  • All applicants 18 years of age or older must meet the following criteria:
  • A fully completed and signed rental application for each person named on lease.
  • Favorable credit history with a minimum credit score of 640, unless exempt under SB 267. Individual circumstances will be considered. Negative credit factors, such as collections and high credit balances may impact eligibility. ***
  • Gross monthly business revenue = 3X the monthly rent OR Combined business + guarantor income = 3X the monthly rent.
  • No prior unlawful detainers, evictions, or collections for non-payment of rent
  • Favorable references from current and previous landlords
  • Applicant must not have criminal or civil convictions involving harm to persons or property, unless exempt under applicable law


WHAT DO I NEED TO SUBMIT WITH MY APPLICATION?

  1. A fully filled-out and signed application per person age 18 or older who will be financially responsible for the lease **
  2. Valid Government Issued ID
  3. Social Security card or T.I.N. for each applicant.
  4. Proof of Income which may include: (Pay stubs for last 2 months, Past 2 years of tax returns)
  5. Three (3) months of bank statements for both checking and savings accounts
  6. Business tax return for the last 2 years
  7. Application fee*: $25 per applicant (cash, money order, or cashier's check) for Individuals. $60 for business credit check with Tax ID
  8. Proof of business legitimacy showing guarantor is legally representing business named on application



  • We do not accept previously run credit reports or applications.
  • Application may be submitted via our Secure Apply Now link, to our office, or emailed to admin@myjesmar.com.
  • Payments accepted in cash, via Zelle to admin@myjesmar.com, or via CC, debit, ACH in our Secure Apply Now link. If paying via zelle, please provide name and date of birth in the memo of your payment for proper identification.

*Application fee is non-refundable and is used for credit and background screening. Application fee cannot be used toward rent, future charges, or for any other purposes.

**All fields must be filled out, Do not leave any section blank. Application must be signed. Sections that don't apply should be marked with "N/A".

***The above criteria reflect general qualification standards. Applicants who do not meet one or more criteria may submit additional verifiable documentation for consideration. Approval is not guaranteed. All decisions are made in compliance with applicable federal, state, and local fair housing laws.
